Prepping your home for exterior painting

There is sometimes more preparation work involved with exterior painting projects than interior painting projects. When starting an exterior painting project, the first step we take is to protect your property. That includes draping your patio, outdoor furniture and other personal property around your home.  We’ll cover glass windows, pavement, and landscaping.

Once everything is adequately protected, the exterior surface of your home will be pressure washed. The solution we use to power wash siding, windows, trim, and fascia boards will kill and remove mildew and mildew spores. Mold and mildew are living organisms and if present, must be removed prior to painting. Painting over mildew will lead to early paint cracking and peeling of the exterior painting finish. In order for an outside paint application to last a long time, all surfaces to be painted must be free of grime, dirt, pollen, mildew and peeling paint chips. Once the pressure washing has taken place, and the exterior of your house has dried, Dunes Painting will sand and scrape cracking and peeling areas. Old cracking and discolored caulk will be removed.

All rotten and decayed siding, trims and fascia boards (if any) identified in the estimate will be repaired or replaced as agreed. Dunes Painting has a carpenter on staff to repair and replace siding, trims, fascia boards, railing and spindles as needed for your house exterior paint projects. Nail pops will be nailed back in, rusted nails treated, and nails holes caulked to create an even and smooth surface on which the coat(s) of premium paint will be applied.

Once all rotten/decayed wood has been repaired, peeling paint removed, cracks and holes filled, Dunes Painting will apply a quality, high rated exterior caulk around doors, windows, between decks and exterior walls, around chimneys and other areas around the exterior of your home. All open cracks and joints will be caulked with a silicon acrylic caulk.

Finally, Dunes Painting will apply the recommended premium grade paint in the color you selected.

Final walk through of the exterior painting project

Once your exterior painting project is completed and the supervisor assigned to your project has conducted a primary inspection, a final walk through will be conducted with you to make sure the work was done to your satisfaction. If you identify areas that need to be touched up, Dunes Painting will take care of it right away. Once you have approved the work, Dunes Painting will proceed to clean up the areas where the exterior painting project took place. Dunes Painting will leave the paint used for your exterior painting project in case you have to do some light touch ups in the future.
